35% - Project Management or Landscape Architecture Support for Design Development, Construction, Project Closeout and As-built Documents: Provide construction administration services as either Project Manager or in a support role. Serve as Project Manager (PM) on assigned projects or as landscape architecture support. Prepare or manage highly diverse and complex design development options and construction documents within the approved funding limits and projected project schedule as either the project manager or in a support role from project need analysis phase through project construction, with a focus on the design development, construction, project closeout, as-built documents and resolution phases. Prepare or oversee the preparation of construction documents. If serving as Construction Manager, coordinate with and manage the project under guidance and direction from the PM. Review and make decisions regarding complex designs. Manage the preparation of the code footprints and temporary egress plans as needed to comply with the State of Kansas, Office of Facilities Planning and Management (OFPM) and the Kansas State Fire Marshall Office (KSFMO) policies. Prepare or manage the preparation of the detailed specifications using Master Spec. Work with KU Facilities Services delegated representative(s) during project development and construction. Assist construction managers and Facilities Services in solving unforeseen design problems, interpreting the design intent, preparing documents for contractual changes, and participating in final inspections. Work with the City of Lawrence on cross jurisdictional project issues. Serve as a representative of the University's interests. Initiate and conduct project pre-construction conferences which include all involved parties. File and distribute project communications. Review and approve shop drawings confirming that they meet the intent of the construction documents. Make periodic site visits at appropriate intervals to review and observe progress of construction work, reporting questionable items to consultant of record for appropriate follow up action/directions to the Contractor. Identify field problems and work with the project team to develop solutions. Receive departmental requests for changes to the work, prepare technical description of changes and forward to PM and/or consultant of record to request pricing proposals. Review proposed design changes and change order proposals, and forward written recommendations to the FPD PM, consultant, and Contractor. Schedule substantial completion, final and warranty inspections and assist the consultant of record or PM in developing a punch list of incomplete or unsatisfactory work for the Contractor to complete. Ensure punch list and warranty items are completed in a timely manner. All work shall be performed in accordance with the By-Laws of the State Board of Technical Profession, Policies and Procedures of OFPM and the University's design standards and applicable codes. 30% - Project Management for Needs Analysis, Evaluation and ROM: Responsibility as Project Manager (PM) for projects that are landscaping or exterior site improvements in nature. Serve as Project Manager (PM) on assigned projects or as landscape architecture support. Management and coordination of a project team preparing a diverse range of landscape or site design development options and construction documents within the approved funding limits, from project program development through the completion of construction, for multiple concurrent projects. Review and make decisions regarding complex design concepts. Projects may also include exterior improvements to campus settings. Prepare rough order of magnitude (ROM) cost estimates for various phases of the project that include all project costs. Or assist a cost estimator in the preparation of a ROM estimate. As landscape architect, take a lead role or assist in preparation of programs for projects over $1,500,000 in construction costs. Coordinate with other KU departments including but not limited to Facilities Services, Space Management, Information Technology, KU Police Department, and Environment, Health & Safety during project Evaluation phase. In addition to coordination within KU, coordinate with City of Lawrence and State of Kansas as needed. At all times, serve as a representative of FPD and KU, and as such, deal with consultants, clients, administrators and colleagues in a professional, objective, collaborative and cooperative manner. 20% - Support as a Project Team Member: Responsible as a project team member in a landscape architecture role. Provide the Project Manager and project team members with landscape architect support in either a design role or to review consultant work and to help make decisions or provide recommendations regarding design and construction issues. Help PM to coordinate and assure work is done properly, as noted in PM tasks/roles above. 15% - Miscellaneous Responsibilities: Perform miscellaneous tasks and duties as requested by the University Architect, FPD Director, University Engineer and supervisor, in support of tasks and areas of responsibility assigned to the FPD office. Develop reports and present information regarding projects. Assist with updates to the KU Design Standards. Participate in staff meetings and continuing education programs. Comply with and support directions and decisions made by the University Architect, FPD Director and University Engineer. Ensure all project tracking is entered into the CMMS (or Maximo) promptly and accurately. This includes estimates, expenditures, and all project related activity. As PM, verify that each assigned projects database information is current and accurate on an ongoing basis. Provide the campus master plan Project Manager and project team members with landscape architect support necessary to either update or develop a new master plan. Be the Project Manager on landscape master plan revisions or updates.
